Scannell Properties, represented by Cushman & Wakefield | Boerke’s Industrial Services team, acquired 73 acres in the Deback Farms Business Park in Caledonia, initiating development with a 320,000 SF build-to-suit for General Mills. A 442,000 SF spec building followed, aimed at fulfilling growing tenant demands in Milwaukee. Kenco Logistics seized the opportunity midway through construction, leasing the entire building due to its strategic location between their main Wisconsin plants. Overcoming challenges related to future expandability and financial market volatility, the deal solidified the area’s status as a flourishing industrial hub.
Located in the iconic U.S. Bank Center in Downtown Milwaukee, financial services firm Baird was aiming to expand their international headquarters footprint. Cushman & Wakefield | Boerke’s Office Team negotiated on behalf of the building owner, as Baird renewed their lease long-term and successfully expanded within the tower. Valuation of new building signage was included in the deal, as Baird’s logo will now be visible at the peak of Milwaukee’s skyline, signaling the firm’s continued commitment to the Milwaukee region.

In 2021, Cushman & Wakefield | Boerke presented a proposal to secure the disposition task for Mattel’s Middleton campus, which was successfully sold in May of 2022. Within six months of the initial sale, Cushman & Wakefield | Boerke successfully leased the full 524,000 SF facility to four industrial users, boosting employment opportunities in Middleton. Subsequently, Cushman & Wakefield | Boerke guided the new owner in an off-market transaction, selling the assets once again to a new investor. These transactions showcased Cushman & Wakefield | Boerke’s expertise in connecting with buyers, filling space in a tight market, and turning job losses into gains for local communities.
In 2021, Cushman & Wakefield | Boerke began searching for a medical manufacturing facility to support Tekni-Plex’s Wisconsin expansion, with eventual selection of HSA Commercial Real Estate’s proposed speculative industrial building in Madison. Negotiations began, but Tekni-Plex later increased the required space needed, leading to a creative site plan adjustment by the landlord. In 2022, Tekni-Plex executed the initial lease, with expansion approvals expected in early 2023. Taking a calculated risk, the developer constructed the full 200,000 SF building and was rewarded when Tekni-Plex committed to leasing the remaining square footage in early 2023, fully leasing the building before construction started.
